Consultation
We pride ourselves on staying on top of the latest housing trends in terms of
paint pallets, fit and finish. The consultation of owners/investors helps maximize rents and attracts quality residents.
Showing your property
We provide tours of your home and coordinate showings on weekdays and
weekends. We practice social distancing and will allow 1-2 groups at a time
to view your home.
Marketing
We take professional-quality photos and advertise, at our expense, to all the
online services including
- Zillow
- Trulia
- Hotpads
- Zumper
- Padmapper
Some owners are adverse to Craigslist. We can also advertise there if you like. We also share your listing with all its social networks.
Resident Screening
All residents must pass a thorough screening process that includes a review of
credit, eviction and criminal history, employment, rental history and income, the last two of which go back 5 years. We require a 700 credit score(or not if you prefer) and income of 2.5- 3 times the rent, depending on the rent.
Choosing a Resident
We will present the top three candidates to you for your approval. We’ll give our recommendation based on credit-worthiness, income/verification of
employment, rental history/landlord recommendation, and the “feeling” we get
from the prospective residents. Again, we control the process, you make the
decisions.
Lease Preparation and Signing
We will draft a thorough lease including garage/landscaping/pet/guarantor
addendums as applicable. We are happy to get wet signatures and do offer
Docusign for virtual signings.
Accounting
We use Tenant Cloud for tracking income and expenses, keeping a detailed
database for owners, tenants and vendors. It’s an online portal for tenants to pay their rent online, an owner portal to track their properties if desired and have rents ACH’d to them, and a portal from which we can pay bills on the owners’ behalf if desired. We generate reports, draft a narrative of the month’s events, and include a spreadsheet snapshot of income and expenses.
Maintenance
We provide the following maintenance services, and are available and on call 24/7 for your tenants needs:
- Handle all resident issues and all property repair issues 24/7.
- Schedule and meet with vendors/handymen/contractors.
- Respond to all tenants calls and emails the same day and address issues head on.
- Schedule and attend yearly inspections of the homes’ major systems on the anniversary date.
- Provide a post inspection narrative of what was inspected, professional recommendations and oversee any repairs or maintenance needed.
- We charge $100 per property for this service.
Lease Renewal
One of the primary ways to maximize cash flow from your property is to minimize time in between leases, and it’s even better when a good resident decides to stay.
We do our best to provide resident satisfaction, and we begin on working on lease renewals approximately 60 days prior to current lease expirations.
We work with owners to provide an up-to-date market analysis in order to determine if increases in rent are feasible (If market determines appropriate evaluation is necessary).
